When looking to buy a new house, we all have our wish list of amenities, dream faucets or chandeliers. However, when starting your search, there are a few key things to keep in mind during your search. Getting excited about the smaller details might have you otherwise overlooking , underestimate or forgetting about these important details. Here are some handy tips from Coral Nafie that will help you uncover your dream house.
1. Location, Location, Location: Remember, you can change almost anything about your home, except the location. When purchasing a house, make sure it is in your ideal neighbourhood. Something with charm, a close proximity to work, tree-lined streets, public transportation, parks, shopping etc. Make a list that has all the necessary amenities you'd want in your neighbourhood that you can check off to make sure it’s the best location for you.
2. Situational Factors: Look at the site of a home, with a focus on the lay of the land. This is something else you can’t change. Does the home have a walk out basement, is it a bungalow, or are there to many stairs to climb? Is the yard suitable for pets, high maintenance or low maintenance? What other factors should you look for? What is important to you?
3. Check out the Neighbourhood: Not only during the day, but at night as well. And check it out on the weekends and weekdays. Are there community functions? Are the homes consistent in size and features? Are the roads safe for kids to play? Are the neighbouring yards neat and tidy? What other things might you consider?
4. Curb Appeal: Does the home reflect your lifestyle? Check out the exterior features. What features does it have that you would like? What kind of maintenance would the exterior of the home require? Is it a brick home that requires less care then a wood exterior? Do the sidewalks look safe that are leading to the home? How attractive is the landscaping? Will it need more work?
5. Floor Plan and Size: Remember, as nice as it is to have more space, the costs associated with that space increase as the home gets larger. Not only in heating and electricity, but taxes as well. Is your dream home practical? Do you need that extra bedroom for your hobbies or could you make do without it? Be careful when deciding what your space needs are, and make sure take into consideration the added costs that space will bring when budgeting.
